Surveys are vital in determining the condition and structure of a property and help you make an informed decision when buying a property or planning to undertake repairs.

Clients can choose from a Valuation Survey, Homebuyer Survey or Building Survey (sometimes referred to as a Full Structural Survey). To find out which type of survey would be most suitable for your needs, please contact Property Formula.

Homebuyer Survey (level 2)

A level 2 Homebuyer Survey is the standard survey for properties in good condition. It will give you an overview of the condition and highlight any issues that may affect the property valuation. It also includes advice from our expert team on repairs and maintenance.

Building Survey (level 3)

A level 3 Building Survey includes a thorough inspection of the property and a detailed report on the inspection. It is the most detailed survey option so you can be sure not to encounter any nasty surprises down the line. This is the best choice for someone buying a large or old property or one that you plan to make renovations to.

Drone Roof Survey

It is a legal requirement that a building regulations application is necessary for any roof re-covering project. Structurally if the existing roof tile covering is to be replaced with a new heavier roof tile, a full structural appraisal is required.

Furthermore, if you are unsure about the condition of your roof, or you’re preparing to buy a property which has not had a roof inspection done, it makes financial sense to conduct a detailed assessment. Our roof surveys provide a comprehensive inspection and a report containing our professional opinion and advice of each section of the roof.

For complex or hard to reach roofs we partner with Civil Aviation Authority approved drone operators Fortitude Communications to conduct a full drone roof survey which provides photographs and video for our experts to examine.

Snagging Survey

Completing a Snagging Survey is an important consideration when purchasing a new build home. As a new build we might expect the property to be in perfect condition, but this is not always the case. A snagging Survey is specifically designed to inspect new homes to ensure the workmanship is up to standard. The survey will identify any problems before you move in to give you peace of mind in your new home.
